Sellers can gain an advantage over their competition by learning how to stage their home properly.  You will have a much better chance at selling your property in the time frame you want and for the price you want by learning the art of staging. Here are a few helpful staging tips to get you started.

Exterior Staging (Curb Appeal)

(Remember no one will want to see the inside of your house if the outside isn’t appealing!)

  1. Start by standing at the curb.  Put yourself in the buyer’s shoes.  What would you like to see if you were thinking about buying your house? Take a notepad and write down anything that pops out at you.
  2. Touch up the exterior paint if it is faded or chipping off.
  3. Look at the door frames & shutters.  Do they all match?  Are there any that need to be repaired?
  4. Keep your lawn mowed and neatly edged.  Plant flowers if the season allows.

Interior Staging

  1. Choose neutral colors for your walls.  This will help the buyers to imagine what their belongings will look like in the rooms. 
  2. Don’t crowd rooms with too many pieces of furniture.
  3. Use focal points.  For example, if your family room has a fireplace, arrange all the furniture to face towards it.
  4. Use slip covers if your furniture looks a bit worn.
  5. De-clutter that kitchen!
  6. Put plush towels in the bathrooms.
  7. The fewer pieces of furniture in a bedroom the better!  This will help the room to appear larger.

1. Disconnect yourself from your home.
• Tell yourself that this is not your home.
• Let go of your emotions and come to terms that this house will soon no longer be yours
• Don’t look back but instead look forward to the future
2. Clean up that clutter!
• Donate or throw away those unneeded items
• Pack up any knickknacks
• Clean everything off your kitchen counters
• Put items that are used daily in a small box that can easily be stored away when they are not in use
3. Make Minor Repairs
• Patch holes in the walls
• Fix those leaky faucets
• Think about painting your walls neutral colors that would match with any type of décor
• Replace those burned-out light bulbs
• Clean out those cobwebs from every nook and cranny
• Vacuum daily
• Clean out the refrigerator
• Polish those faucets and mirrors
4. Put yourself in the buyers shoes
• Stand in front of your house. How is the landscaping? If you were a buyer, does it look nice enough on the outside to make you want to look inside? If your home doesn’t have curb appeal buyers will never get the opportunity to see how great your house is on the inside!
• Do the rooms in your house look cluttered? It is hard for a buyer to see the space available when a room has no spare space available to walk around. Remove that extra lounge chair or the second coffee table in your living room that you don’t really need. Open up those rooms!

There are more things to consider than just style and price when buying a home!

At times we can want something so badly that we will look over asking all the right questions that can help us make very important decisions. This can be easy to do, especially for first time home buyers, when buying a home. It is very important that you consider all your families’ needs. Here are a few suggestions for you when you think you have found that perfect home:

1. Visit at different times of the day
During the day your perfect home may be in a nice quiet neighborhood with birds chirping and the sweet smell of those spring flowers that are starting to bloom. At night however, you may discover that your perfect neighborhood turns into that perfect party spot for all the local teenagers or the neighbors have a loud dog that barks every time the wind blows a leaf off a tree.

2. Look through the local newspaper archives
You may discover in your search that they are building a new subdivision right next door to your perfect country home or that they constantly have trouble with water contamination in that perfect urban area.

3. Ask the sellers questions
Have they had any problems with the home in the past? Do they have problems with flooding? What are the neighbors like? Etc.

4. Have the home inspected
Not all problem areas are visible on the surface. There can be those hidden problems that you don’t know exist until it’s too late. Inspectors are specially trained to locate those hidden issues.
